Todd Weaver_500X500Weaver Morrison Commercial Real Estate Principal Todd H. Weaver, in conjunction with Gerri A. Weits of National School Developers, represented the seller and buyer in the acquisition of a ±21,238-square-foot school building on 3.12 acres in Coral Springs, Florida.

North Broward Preparatory Schools, LLC sold the property located at 10044 NW 31st Street in Coral Springs to an owner/user for $5,500,000, equating to $259 per square foot.

The deal closed June 6.

The buyer, Academic Solutions Academy, Inc., will operate the property as a charter high school serving grades 9 through 12.

3240 SE 6th Avenue 501 SE 33rd Street

Todd Weaver_500X500Weaver Morrison Commercial Real Estate Principal Todd H. Weaver negotiated the sale of an office/small bay warehouse portfolio on behalf of the seller, Federal Millwork Corp.

The properties, located at 3240 SE 6th Avenue and 501 SE 33rd Street in Fort Lauderdale, Florida, were sold to an owner/user for $1,475,000.  The buyer, 27th Avenue Enterprises, LLC, was represented by Carol Viteri of Vizcayne Realty in Miami.

The portfolio consists of a ±2,359-square-foot office plus ±1,120-square-feet of mini-storage and ±11,787-square-feet of land, with an adjacent ±3,705-square-foot small bay warehouse and ±5,859-square-feet of land.

The former veterinary office will be utilized as an auto related business.

Frank Morrison_500X500Weaver Morrison Commercial Real Estate Principal Franklin B. Morrison negotiated the sale of a ±32,880-square-foot, five (5) building small bay warehouse portfolio on behalf of the seller, AE Hollywood, LLC, an absentee owner from California.

The sale was a classic value-add opportunity with rents at 10-20% below market for small bay warehouses.  The buyer paid $4,300,000 for the five properties located at 5740/5771/5790 Rodman, 5770 Funston and 5791 Plunkett Street in Hollywood.

The buyer, Investment Property Exchange Services, Inc., had dealings with Morrison several years ago on another small bay warehouse complex in Broward and gladly added this purchase to his investment portfolio.

Weaver Morrison Commercial Real Estate Principal Franklin B. Morrison negotiated the sale of a ±6,000-square-foot small bay warehouse building on behalf of the seller, 1886 Florida Property LP.

After an extensive marketing campaign, the property, located at 1886-1890 NW 29th Street in Oakland Park, sold for $590,000 to Oakland 29 LLC, a small bay warehouse investor. There was no co-broker involved in the transaction.

Weaver Morrison Commercial Real Estate Principal Franklin B. Morrison identified a strong all cash buyer within the first 30 days of marketing a ±2,000-square-foot industrial investment building with a long term credit tenant on behalf of the seller, Realty Associates, LLC.

216 SW 28th Street, LLC paid $1,330,000 for the investment property located at 216 SW 28th Street in Fort Lauderdale.

A long term (20+ years) tenant recently signed a new 7-year lease starting January 1, 2021 with 3% annual increases at the property. The building, which is situated on a ±19,186-square-foot lot, features a ±3,200-square-foot free standing covered loading dock and 3-phase electrical power.

Numerous leasehold improvements have been made at this location over the years, including:

  • Electric powered assisted gates
  • Closed circuit security alarm system
  • Fiber optics
  • Newly built retail store and driver break room in warehouse

Weaver Morrison Commercial Real Estate Principal Franklin B. Morrison negotiated the sale of two ±8,000-square-foot small bay warehouse buildings on behalf of the sellers, Thomas Dunlavey and Daniel & Cecilia Dunlavey.

3557 & 3565 NW 9 TERR, LLC paid $950,000 for the properties, which are located at 3557-3563 and 3565 NW 9th Terrace in Oakland Park.

Weits with National School Developers represented the buyer, DLY, LLC, in the purchase of two buildings totaling ±20,316 square feet located at 3251 NW 101st Avenue in Coral Springs.

DLY, LLC paid $2,850,000 for the buildings.

The property and buildings will be utilized as an expansion for the Mesivta School of Coral Springs.

William Taussig of Marcus & Millichap represented the seller, North Broward Preparatory Schools, LLC.

 

Specialized Towing

Weaver Morrison Commercial Real Estate‘s Franklin B. Morrison, who was with NAI Kurtz at the time of the deal, negotiated the purchase of an ±18,425-square-foot office / manufacturing / storage facility on behalf of the buyer, Therr Era NW LLC d/b/a Specialized Towing.

Specialized Towing paid $3,800,000 for the facility.

The property is located in the Coral Springs Corporate Park at 11950 NW 39th Street in Coral Springs.

Yuri Quispe of CBRE represented the Seller, Arrow Communications Enterprises.

The Seller is retiring and the new owner will be using the 1 acre walled-in yard for his specialized towing company.

Morrison is now representing the owner in offering ±6,200 square feet of office/manufacturing space for lease.
